Absolutely. You know, you have some numbers. I know they change, perhaps not in a rapid sense this time of year, but people love those updated numbers. What have you today?

Yes, absolutely. We've got, so it's week 51, which was last week, are the numbers. And we've got an average days on market of 51 days. And we've got actually 71% of properties right now coming in under list price, which is kind of a significant amount. It's a great time to make a purchase. As far as new listings go, we only had 393 new listings last week, which is normal for this time of year, right before Christmas. Not many people want to list then, and most that are have a pretty good reason for doing so.

Um, you know, Tron, I'm just kind of a real estate nerd. Um, I've always been interested in real estate and would just, you know, just randomly look at numbers, always. Um, It's just always intrigued me. And the great thing about real estate is I get to do that. I get to scratch that itch of just being kind of a nerd and into that. I also get to help people. So I have a combination of two great things that I get to do.

I would say so. You're great with numbers and you're great with people. The gift of helps. And by the way, you meet all kinds of people, all age groups, starting up families. I think it's amazing. Yeah, last week we talked about how rates are on a little bit of a steady decline. And I think that's really helped the market because last week we saw that it took 25% less showings for properties to get under contract. So that's a pretty significant number. And it shows that the buyers are getting off the fence and that they're putting some offers in and making some decisions.

Well, and that can only mean one thing that people had better start getting off the fence on in their yard too, because you don't want to miss opportunity, right?

Exactly. Exactly. It's a really good time to go ahead and list and a really great time to buy.

Well, and that's the thing. It seems to me it's working both ways. People are winning on the buyer side and the seller side. And of course, we've mentioned this before, prepping is so important. I want to talk about the senior real estate aspect of what you do, but prepping is so important. I think it's important to point that out, that the better you are prepped, the better you are staged, the more you're going to get for your home.

Exactly. That first impression is very important.

It is. Now, when it comes to the older set, you know, people like me, 55 and older, there is some extra needs as we get older. And you're a real estate specialist, but you're a senior real estate specialist. So you're helping the older set, the older crowd, if you will. And that means, well, a lot of things. There are different needs and each decade they change, don't they?

Exactly. Yes. You know, when you're in the 50s, like you had mentioned, you know, your kids are just moving out and leaving the nest and you're trying to get used to that and figure out, well, wait a minute, I don't need all these extra bedrooms or all this extra space or even this big yard because nobody's going to be spending time in it. And so... People start to look at that and really imagine a different life for themselves without having those items to take care of. And that's the main piece of that is just people begin imagining a different life without having the burden of the large home or the large yard. And then as we get older, you know, people have different physical needs and mental needs and sometimes they need to move out. out into a facility or maybe live with their children and just need to get rid of the property and get rid of a lot of their items.

And you've seen everything. You've seen every instance, every situation because everybody's different. But in the time you've been doing this with people, you've got the experience.
